Project overview
Tower 1 has 102 storeys, reaching a height of 366 meters, which is 44 meters higher than the current tallest building in Australia, Q1. Tower 2 has 59 storeys and reaches a height of 251 meters. Both towers have a curved twist design and feature foliage and trees growing on balconies along their exteriors. The development includes five distinct collections of private residences, a 210-suite six-star urban resort, A-grade office workspaces, a multi-functional conference and entertainment centre, childcare services, public green spaces throughout, and world-class experiential retail.
Challenge
The engineering had already been designed by leading engineers, ARUP, who did an incredible job. Due to the complexity of getting the project to stack up against escalating construction costs, Beulah International sought to refine and optimise its feasibility, with emphasis on either reducing the construction cost or increasing sellable area. Due to time constraints and the complicated nature of the unique twist designs, Neuron’s detailed analysis was highly beneficial to rapidly assess any areas of opportunity to optimise the design.
How we achieved this
Solution
Neuron was engaged to conduct an independent review and optimisation of the proposed tower design. The assessment focused on evaluating how the building’s engineering systems, spatial planning and development economics interacted across the full project. The Neuron team deconstructed the tower into its core components and analysed the design using a combination of engineering benchmarks, spatial modelling and cost analysis. By testing the proposed design against Neuron’s optimisation and plant sizing models, the team rapidly identified areas where efficiency, constructability and development performance could be improved. This structured approach enabled multiple design variables and scenarios to be evaluated quickly, allowing the project to be assessed at a level of complexity and scale that would typically require months of manual modelling and coordination across consultants.Within days, Neuron delivered a comprehensive optimisation review and independent peer assessment, providing clear recommendations to improve the project’s design performance and overall development outcomes.
